    The below documents are required to apply for the NOC:

    - Request letter with detailed Scope of Work signed by the owner/owners 
    - Appointment Letter of consultant/contractor 
    - Undertaking Letter from the Owner
    - Undertaking Letter from the Consultant / Contractor
    - Copy of Title deed
    - Passport, Visa & Emirates ID copy of owner (and co-owners if applicable)
    - Soft copy (on PDF) Plan of the existing and proposed modifications.

      For Modifications which are carried out against Community Guidelines and without NOC, a Violation Notice will be issued giving you a time frame to remove the modifications. Failure of removing the modification within the provided timeframe will result in fines being imposed by Dubai Development Authority (DDA)

        The requested modification will be rejected if the scope of work and type of modification is against the community guidelines and DDA

          To ensure that the Modification is aligned with community guidelines and to avoid violation notices from being issued and risk of imposure of fines.
           

            Application and request for Minor Modification can be raised through RealConnect or by contacting Dubai Community Management on 8009933 or community@dubaicm.ae.

            Dubai Community Management will advise or forward request toMERAAS modifications team if NOC is required from MERAAS to proceed further.

              If NOC is to be issued by MERAAS, then the following documents are required:

              - Request Letter to DP requesting all modifications needed signed by the owner/owners 
              - Passport, Visa & Emirates ID copy of owner (and co-owners if applicable) 
              - Copy of Title deed 
              - Soft copy (on PDF) Plan of the existing and proposed modifications. 

                Minor Modifications Permits are issued within the same day if applied through RealConnect - subject to approvals from DCM
                Minor Modification NOC are issued within 2-3 working days

                  The requested modification will be rejected if the scope of work and type of modification is against the community guidelines and DDA or if it is considered as a Major Modification

                    Resale of property can be initiated at any time once the Oqood or Pre-TD has been issued, however threshold amount has to be met in order to request for the NOC.

                      The payment can be made by any party, 3rd party payment form to be updated incase the payment is not done by owner. However the payment and its receipts will be updated on the original owners name.

                        SOA updates are subject to funds which are verified and updated by our collections/finance team. Please share with us proof of payment in order to trace, verify and update the payment on the SOA.

                          Registration of property is applied with DLD through the developer. Documents required are listed below:

                            Yes, any person of any nationality, whether they are a resident of Dubai or based abroad, can purchase property in Dubai's freehold market. You are not required to hold any type of residency or similar permit in order to purchase property.

                              The UAE government implemented a landmark policy by introducing value-added tax (VAT) at a rate of five per cent, effective from January 1st, 2018.
                              The VAT law states that all real estate transactions, apart from the sale of vacant commercial properties and commercial property leases, are either not subject to or exempt from the tax.
                              In other words, there is no VAT charged on the rent for residential accommodation. However, it is possible that a residential tenant benefits from other services – either included in the rental agreement or in addition to the agreement – that are subject to VAT.

                                    You would have to visit the sales center to check for availability of units as per your preference. The sales agent will raise an upgrade request to the Senior Management for review and approval. If approved, the request will be forwarded to Customer Care Team. A Settlement and reallocation Agreement will be drafted which has to be signed by the owner.

                                      Yes. Only once you make a cash payment transaction amounting to AED 55,000 from the total Value. 

                                        1. Upon completion of 100 % payment and paying the Title Deed Fees. 
                                        2. Finance confirmation on any pending amounts (LPF) if applicable that needs to be cleared. 
                                        3. Once the unit is handed over.

                                            For each project, we will announce the payment plan options and the same will be mentioned clearly in the SPA. 
                                            1. 40% during the construction and 60% at the time handover
                                            2. 50% during the construction and 50% at the time handover
                                            3. Post handover payment plan and it depends on SPA.

                                                Customer has to proceed with the registration in our official website/landing pages on www.meraas.com 
                                                Once customer has submitted his interest in the upcoming launch the customer will receive an invitation through the registered email address a long date, time and location.

                                                  In case if the details are shared via email “the new launch of the xx project will be on date xx , between xxx time to xx time and the location is xxx.”
                                                  In case if the details are not shared via email “ Kindly note that once you proceed with the registration in our website the exact Launch date will be shared with you, the time of the launch will between xx to xx and location is xx”.

                                                    A private parking specifically for the sales boutique is not available but public City Walk Park is free for the first 1 and a half hours and an additional one and a half hour free when requested from the sales office. 

                                                      Tokens are generated basedA on registration, so we recommend you register as soon as we announce the project.

                                                        There are four types related to this: 
                                                        1. For Local Customer (UAE Nationals) - Emirates ID, Passport copy, cheque book & Jinsia book 
                                                        2. For Local Customer (UAE Nationals) without Jinsia - Passport copy, EID & Kholasat Al Qaid is required. 
                                                        3. For GCC Nationals - Local ID for their county, Passport Copy, EID (If they have).
                                                        4. For International Customers - Passport Copy, Local ID in order to register with DLD.
